股市 | Margin Facility With MaybankInvest ~我被offer了


最近老虎打电话及电邮我关于Margin Facility的好处,询问我是否考虑申请。信中也附上以下例子。看起来真的很不错!


Current situation : 
Let say you do have cash RM50k   

·ABC current stock price : RM1 
·With the 50k cash you are allow to   
 buy RM50000 / RM1 (ABC stock   
 price) 
       = 50,000 units 






Settlement using your own cash that needs to be paid on T+3 after stock purchased

With margin facility : 

Let say you do have cash RM50k : 
·        Cash 50k x 1.5 times (multiplier) 
= RM 75000 
·        With 1.5 times you are allowed to buy 75000 units of ABC stock 

RM75000 / RM1 (ABC stock price) 
 = 75000 units 
( you have an opportunity to buy more ) 

Settlement using facility after stock purchased on T+3 after stock purchased

How much you earn if let say share price increase to RM1.50? 

(RM1.50 - 1.0)  x 50000 units 
= RM0.50 x 50000 units                                                = RM 25, 000

How much you earn if let say share price increase to RM1.50? 

(RM1.50-1.0) x 75000 units 
= RM0.50 x 75000 units 
= RM37,500


No interest charged 
                         


Interest charged on outstanding facility: 

·Assume interest rate at 5.1%, for 30   days 

Calculation for interest would be : 

= ( RM37,500 x 5.1%)  X   30 days 
                          365 
=RM 157.19 
How much gain after minus interest? 


=RM 25,000
How much gain after minus interest? 

RM37500 - RM157.19 (interest for 30 days) 
=RM 37342.81

RM 25,000           VS        RM37342.81


可是以下的费用。。。让我真的考虑是否有此需要?要我做资本买卖,我觉得我没有那么大心力做好判断 >.<

暂时还没有算如果拿Margin 来买IGBreit或Sunreit长期收股息的话行得通么?需要找时间再看回第一天的‘降熊秘笈’。因为之前没拥有这服务,所以我略过了,哈哈哈。

Interest Charge 
We offer as low as 4.85%

Interest will be charge based on total daily outstanding
eg : Credit facility : 100,000
        Outstanding  : 70,000
         Interest           : 5.1 (BR+1.9%)

So calculation of interest would be  : 70,000 (5.1 %)
                                                                       --------------------    =  RM9.78 a day
                                                                           365 days
                                     

Stamp Duty 
0.5% of credit facility
The charge will be refund/rebate to customer if the total of 6 months gross brokerage is equal or more than stamp duty amount.

eg : Credit facility apply      : 100,000
        Stamp duty charge      : (0.5% x 100,000) =RM500

How to make sure the charge refunded after 6 month?
Stamp duty charge : RM500 / 6 month
                                      : RM83.33 minimum brokerage need to generate a month

How much you should trading a month to get the brokerage charge equal to RM83.33 ?
= RM83.33 / 0.42% (brokerage rate)
= RM19841

That means, every month you need to trade at least RM19841 to make sure stamp duty refunded. Its easy :)

股市 | IGBreit Vs Sunreit 回酬率

我组合占少于10%的产托股(Reits),自去年6月前买入后就没有继续加码了。

看看 IGBreit Vs Sunreit 回酬表现:

Sunreit 
买入价RM1.35 ,一年的DY%: 5.75 ,
现价RM 1.56-58,纸上回酬 16.8%

IGBreit 
买入价RM1.192, 一年的 DY%: 5.81 ,
现价RM1.31-32,纸上回酬 9.7%

可以看到的是Sunreit的DY少IGBreit一点点,可是纸上回酬多了7%左右。

但我也不会忽略IGBreit的潜质,毕竟它上市年龄比Sunreit短,只要多几次的好季报,就能刺激到股价。

如果是长期抓收股息,那么纸上回酬也就没有多大意义了。目前的DY是IGBreit略胜一筹 :)

股市 | Teo Seng的目标价RM2.70?!

是有点吓到 =v= 

分红股前的目标价都没到RM2.70,分红股后据说根据PE13x的话可以到RM2.70?

无论如何,留意每季报和公司动向是最实际。

以下新闻分享:

KUALA LUMPUR: AmResearch has maintained its Buy call on Teo Seng Capital with a fair value of RM2.70 a share.

"This is based on an unchanged fully-diluted PE target of 13 times FY15F earnings. We came away from the recent meetings we hosted for TSC and institutional funds with a more upbeat view on TSC’s prospects. We have raised our FY15F-FY17F earnings estimates by 9%-15%.

"Our earnings upgrade is premised on expected stronger margins moving forward on the back of sustained higher selling prices of eggs and lower production costs. We now anticipate TSC’s FY15F-FY17F EBITDA margins to expand by 2ppts to ~22%. 

"We understand that egg prices, which have been on an upward trend, reached an average peak price of 34 sen/egg in 4QFY14. This was 10% above the historical average of 31 sen/egg. Management believes that prices will remain at the current levels in the next six months given the robust demand," it said.

It added that a key driver for the group over the next few years will be its rising production capacity (+400,000 eggs/day annually to reach 5.1mil eggs/day). 

This will underpin its aim of growing its market share by 3ppts to 9.6% in Malaysia. 

"Management is confident of achieving this target given that the smaller players, which make up 73% of the market, are exiting due to the absence of successors and high land costs," it said.

It added that TSC aims to raise its market share in Singapore by 12ppts to 28% by FY19F. This is achievable as the local producers’ current total production capacity of 1.2mil will be capped by limited land available for farming activities. 

TSC’s other competitive advantages include lower cost structure and its farm locations in Johor. 

"Although soft corn and soybean prices will benefit all poultry players, we believe TSC’s superior margins will remain intact given its “All-in-All-out” management system and efforts to monetise its waste.

"Management confirmed that its dividend payout will rise from 20% to 35% within the next three years – translating to yields of 5% by FY17F. We expect institutionalisation to expand further, underpinned by improving corporate access, robust earnings trajectory and strong dividend track record," it said.

1)会增加新加坡的市场至28%(FY2019)~ Rachel~~你在那里看到Happy Egg吗? XD

2)Teo Seng在柔佛有农场,运输至新加坡就减少运输费,是很大的优势

3)致力于废物利用,是Bio-gas generating electricity吧。可以减少开销。

4)目标在3年内把利息提高至35%也就是DY5% (FY2017)

不要问现在买进风险大不大。而是你能处理风险的能力有多大 :)

股市 | 理财 | 投资股市满周年成绩 - 24Mar

去年3月24日是我人生第一次,胆粗粗做买卖,哈哈哈,第一笔就买入Wellcal股。

那时刚好分拆,从RM3+分拆变成RM1.5+,我还以为捡到榴莲,结果其实是买入最高点。再来就是MBSB RM2.2+,是附加股后调整过的价钱,也变成高手了。

这两笔高手买卖给我带来了宝贵经验。我目前还是持有着它们。

目前股票组合多过10支, >.< 没办法。。我就是觉得分散比较有安全感。。。

Reits组合:Sunreit & IGBreit(50%vs50%)占股票组合大约9.5%左右。因为组合一直在壮大,却很久没有加码Reits,所以%越缩越小了。

满一周年的股息是~~~RM1812.8~~~

话说我差不多每月都加码,已经lost track,算不了DY%了。。。

至于资本买卖的成绩是~~~ RM2685.28~~~ (当中有赚有亏,亏的只有一笔,值得高兴  :P)

总共是RM4498.08

如果拿现在的资本算的话,股息+资本买卖收益成绩大约是3.57%。

比定存好一点点吧!和我的目标10%差远了,哈哈哈哈。我会加油的  >.<

生活 | SS2 Mall 商家租客欲哭无泪

文中说商家租客自去年10月就被通知需在2015年3月搬迁。在初阶段的开会,中管理层说会做好安排还有给合理的赔偿,让商家租客呈上他们需要索赔的事项让管理层做进一步的考虑。而且还口头上答应会免6个月的租金费用。。。

怎么知道在呈现需要索赔事项的两个月后就接到律师信说将不会有任何赔偿或免6个月租金的事项,让商家租客一片哗然。

最欲哭无泪的是皇龙海鲜大酒家整整花了5百万马币装修开张,才要在第三年开始赚钱就被通知将需搬迁。。。这3年多的时间真的是白做了!而且还没加上需取消客户接下来的结婚喜宴订单,酒家名誉上的损失等等。

有人起意这事在律师庭上比较好解决。。

我只替那些花了钱进大海的商家们感到。。。非笔墨所能形容的。。只觉得若此事发生在我身上,我真的是需要疗伤好一阵子。。 = =
